Can you really price a roof without seeing it?
We measure it from aerial data and town records, which gets the size and pitch right for most homes. What aerial data can’t see, like how many layers are underneath or the condition of the deck, is why you see a range. A technician confirms the final price at a verification visit, before you sign anything.
What if there’s rot under the shingles?
Every option includes an allowance for replacing damaged decking. If the verification visit finds more than the allowance covers, we photograph it and price it per sheet. You see the final number before you sign and before any work starts.
Why is the winter price lower?
Our crews are less busy from January to March, and keeping them working costs us less then. We pass that difference to you. It’s a real cost difference, not a sale.
Do I have to decide today?
No. Reserve a week or don’t. A window’s price can change as the window fills, and your deposit is fully refundable until the day we come out.
What if I want to talk to someone?
Text us or call anytime. A real person reads every message, and nobody will come to your house to pitch you.
Do you offer financing?
Yes, through HFS Financial. You can see what you qualify for in about a minute with a soft credit check that won’t affect your credit score. The loan is paid to you, so you pay for your roof the usual way, and there’s no prepayment penalty.
How long does a roof replacement take?
Most homes take one to three days on site, depending on size, pitch and weather. We confirm the exact start day the week before your install week.
Do I need to be home?
Not for the install itself. We ask you to move cars out of the driveway and to clear anything fragile from the attic, because tear-off shakes the roof deck.
Do you pull the permit?
Yes. Most Connecticut towns require a building permit for a roof replacement, and we handle it. The permit fee is included in your price.
Will my insurance pay for a new roof?
That depends on your policy, your deductible and what the adjuster finds. Your insurer or agent is the right source for that answer. What we can give you is a clear price and documentation of the roof.
Can I get more time from my insurer?
Sometimes. Ask your agent, because a signed contract or a scheduled install week can help. Only your insurer can extend a deadline.
Can my roof price go up after I sign?
Only for damaged decking found once the old roof is off, beyond the sheets your option already includes. You see photos first, and each sheet is billed at the rate written in your contract. Nothing else changes without a change order you sign.
What if the verification visit finds something?
You see the photos and your exact final price before you sign. If it lands outside your estimated range, you can go ahead at the new price or get your deposit back in full.
Is there a discount for signing today?
No. Your price doesn’t depend on when you sign. The install week you pick does affect it, because winter weeks cost less when our crews are less busy, and you see that difference before you choose.
How much does it cost to replace rotten roof decking in Connecticut?
About $135 per 4×8 sheet, installed, during a roof replacement with our current pricing. Each Thomas Roofing option already includes some damaged sheets in the price.
Can you tell if decking is rotten before the old roof comes off?
Often, yes: from the attic side, from soft spots on the roof, or with a small test cut at the verification visit. Some damage only shows once the shingles are off, which is why your contract already states the per-sheet price.
Will you replace decking that is still good?
No. Only damaged sheets are replaced, and you see photos of them.
Can chimney flashing be fixed without replacing the roof?
Sometimes, on a younger roof. If your roof is near the end of its life, reflashing now disturbs shingles that will be replaced soon anyway, so doing both together usually makes more sense.
What if the problem is the chimney itself?
Our roofing options cover the flashing. If the verification visit finds crown or mortar problems, we photograph them and tell you before you sign.
Is a ceiling stain an emergency?
An active drip or a sagging ceiling needs attention right away to protect the house. A dry stain that hasn’t grown is less urgent, but it means water got in at least once, so find the cause before the next storm.
Will a new roof stop ice dams completely?
A new roof with ice and water shield stops ice dams from causing leaks at the edge. Preventing the ice itself depends on keeping the attic cold, which comes down to insulation and ventilation.
How do I know how old my roof is?
Check your purchase paperwork or the seller’s disclosure. Town building permits usually record re-roofs. If the roof was never replaced, it’s as old as the house, and our estimate shows the year built from town records.

What should a roof replacement quote in Connecticut include?
