Roof replacement cost by home size
Roof price follows roof area and pitch more than the size of the living space. A single-story ranch can have as much roof as a two-story colonial with the same living space, and a steep Cape needs more shingles and more careful labor than its footprint suggests.

Why roof area isn’t living area
A two-story house stacks its living space under one roof, so it has less roof per square foot of living space than a ranch. Pitch adds area too: a 10/12 roof has about 16% more surface than a 6/12 roof over the same footprint.
